If you’ve been scouring the internet for clarity around the new Golden Visa rules in Portugal, you are not alone. We have been working diligently with multiple sources and professionals to figure out what the biggest change is since the start of 2022 and how these changes impact our clients.

If you are looking for a residential property to purchase in order to apply for your Golden Visa, then the biggest and most impactful change is the non-eligible areas that are highlighted in our map above, in grey. The green areas are located mostly in the interior of the country and has full eligibility, with no exceptions. The orange areas are municipalities with specifically defined parishes within that are eligible. (We will share more on the parishes in a later post).

In a nutshell, the large cities and municipalities, as well as coastal regions, are no longer eligible for Golden Visa residential real estate applications . This doesn’t mean your dream of living by a beach is dashed, it just means looking in some of the areas that hold exceptions. This is where we can help scout the locations and search for offline properties in these areas, as they will be in high demand. So perhaps take a chance on a fixer-upper, or re-imagine space that’s not conventional to realize your Golden Visa dream.
